Plastering and Gyprocking in Sutherland

A note on names before anything else, because it genuinely matters here. Sutherland the suburb is a compact town centre around the station, two thirds apartments and only a fifth detached houses. Sutherland Shire is the whole council area, from Cronulla to Menai, and it is mostly houses and bushland. This page is about the suburb, and we work right across the Shire. What defines the suburb is that it is where people buy in: the highest rental share in this part of Sydney sitting alongside a mortgage share as high as Miranda's, which is what a first apartment or townhouse market looks like. So most of what we do here is inside a unit, and the budget is usually somebody's first.

Common plasterboard problems in Sutherland

Two thirds of this suburb is flats, and most of those flats are up a stair in a block built between the 1960s and the 1980s. Nearly every problem below follows from that one fact.

A stair that decides how your ceiling is built

The walk up blocks here have no lift, dog leg landings and narrow original doorways, and a full length sheet simply will not turn that stair. So ceilings get built from shorter sheets and carry more butt joints than the same room in a house would. That is not an excuse, it is a planning problem: those extra joints have to be back-blocked so they do not ridge up and catch the light in a year. Somebody who does not plan for it before arriving will either damage the sheets or skip the backing.

Water coming down from the unit above

Ageing shower membranes are the most common single cause of ceiling damage in this stock, and the water usually belongs to somebody else. That makes it two conversations rather than one: the source has to be stopped in the flat above or by the building, and only then can the ceiling be dealt with. A ceiling that has taken water is generally replaced rather than dried and painted, and re-lining before the cavity is dry means paying for it twice.

Working out which wall is actually yours

In a two thirds strata suburb this comes up constantly and catches first time owners. Structural walls, the walls between apartments and anything running through a services duct are usually common property rather than yours, which changes who approves the work, who pays for it and whether you can touch it at all. It is worth establishing before spending anything, and it is the question we are asked most often by people who have just bought here.

Hearing the neighbours through a townhouse wall

Around one in seven dwellings here is semi detached or a townhouse, and the wall between two of them is a tested fire and acoustic system rather than ordinary lining. When one underperforms it is usually standard board where a rated system was specified, or penetrations that were never sealed. Worth checking before spending: the sound often travels through the floor structure or a shared duct instead, in which case lining that wall will change very little.

Impact damage between tenancies

The highest rental share in this part of Sydney means a steady flow of make good work, and it is always the same short list: a door handle through the wall where nobody fitted a doorstop, anchor holes where a television came off, knocks along a hallway. For a landlord or an agent it is worth doing a whole property in one visit rather than item by item, and a Level 4 finish is the correct specification for that work rather than anything grander.

Asbestos in a flat refitted in the seventies or eighties

Much of the walk up stock is inside the asbestos window, and so is any bathroom or laundry refit done to an older building during that period. No inspection by eye settles it, so anything predating about 1990 goes for testing rather than being assumed either way. In strata there is a further step that first time owners do not expect: disturbing bonded asbestos in common property engages the owners corporation, not just the lot owner. We do not remove asbestos.

How our plastering service works in Sutherland

Getting plastering work quoted in Sutherland starts with a call or the quote form on this page. For a new home or a renovation, send the floor plans and we can price the job from those, so a site visit is often not needed at all. For a repair, a photograph of the damage is usually enough to price it. A site visit and measure is free wherever one helps, and there is no travel charge to reach you.

Once the price is agreed, most residential jobs in Sutherland are completed in one to two days on site. We deliver and supply the plasterboard, cornice and compounds ourselves. Each coat of jointing compound dries in under an hour, so the plasterer works through the coats in sequence rather than booking a return visit days later, and you do not need to be at home while anything dries. Walls are left sanded and ready for your painter to prime.

Sutherland is a rail town centre, so most jobs here are a unit up a flight of stairs with somewhere difficult to park. Sheet length gets decided by the stair rather than the room, and the extra butt joints that creates are back-blocked as a matter of course rather than as an extra. In the newer blocks near the station there is usually a service lift and a loading dock, but the times we can use them are set by the building manager and need booking rather than assuming. Where a job is in a townhouse or on one of the smaller detached pockets, access is straightforward and full sheets go in. We would rather know which of those we are coming to before quoting.

Residential plastering and gyprocking in Sutherland

The stock here runs from a Federation and inter war layer around the station and the original town centre, with lath and plaster ceilings and run cornice, through post war detached houses on the streets further out, into the 1960s to 80s walk up flats and townhouses that make up most of the suburb, and then newer apartment development around the centre. Two thirds of the dwellings are apartments and only about one in five is a separate house, which is close to the reverse of the Shire as a whole and the reason this page reads differently from the Miranda one.

The tenure pattern is what makes it distinctive. Rental share is the highest in this part of Sydney, but so is the proportion carrying a mortgage, and that combination describes a suburb people buy into rather than retire into. So the work divides between owner occupiers doing a first renovation on a modest budget, usually a bathroom, a kitchen or a ceiling, and landlords and agents needing make good between tenancies. Both are apartment jobs, both are constrained by the building rather than by the room, and both benefit from being told honestly what is worth doing and what is not.

Frequently asked questions about Sutherland

Do you service all suburbs in the Sutherland area?

Yes. We work across the Sutherland Shire and the surrounding localities, including every suburb listed on this page. There is no travel charge anywhere we work. If your suburb is not shown, contact us and we will confirm coverage.

What are your working hours in Sutherland?

We work Monday to Saturday, 7am to 5:30pm. A quote can be requested at any time through the form on this page or by sending through your floor plans or a photograph, and we come back to you during working hours.

Do you cover the whole Sutherland Shire or just the suburb of Sutherland?

The whole Shire, and it is a fair question because the two are easy to confuse. Sutherland the suburb is the compact town centre around the station, mostly units and townhouses. Sutherland Shire is the council area running from Cronulla through Miranda, Caringbah, Gymea, Engadine and Menai, and it is mostly houses. Both are covered, at the same price, since we add nothing for distance anywhere in the Shire. The figures quoted further up this page are for the suburb rather than the council area, which is why it reads the way it does.

I have just bought my first unit. Which walls am I allowed to change?

Fewer than most people assume, and the place to settle it is the strata plan rather than anybody's recollection. That plan draws the boundary of your lot, and reading it will show you that the structure, the walls shared with the flat next door and anything with services inside them stay with the scheme even though they stand within your own four walls. What is left, the plain partitions, is normally yours to alter. Ask the strata manager for a copy before you plan the room. It costs nothing to look at and it answers the question in a way a conversation does not.

Water has come through my ceiling from the flat upstairs. What now?

The source comes first and it is very often not yours to fix. In a block this usually means the shower membrane or the pipework in the unit above, which is that owner's or the building's responsibility depending on where it sits. Until it is stopped, anything we do is temporary. After that the ceiling space has to dry properly, measured rather than guessed, because lining over a wet cavity traps the moisture. A ceiling that has taken water is generally replaced rather than dried and repainted.

Why do the ceilings in these units always have joints showing?

Because the stair decided the sheet length. A four point eight metre sheet will not turn a dog leg landing in a 1970s block, so the ceiling gets built from shorter pieces with more butt joints than a house would have, and a butt joint with nothing behind it ridges up over time and shows under the light. It is fixable, and the fix is opening the joint and backing it properly rather than skimming over the ridge, which only produces a wider one.

I manage rentals here. Can you price a make good from photographs?

Yes, and it is usually the quickest way. Send a photograph of each item along with the address and we will price the property as a whole, which is almost always cheaper than a series of separate visits. On specification, a make good calls for Level 4 and we will hold to that rather than talking a portfolio up into a finish it has no use for. On timing, we will give you an honest date rather than the one that suits the relet, because a joint painted before it has cured comes back.
