Plastering and Gyprocking in Manly

Manly is a strata suburb with money. More than three quarters of the dwellings are apartments, barely one in nine is a detached house, and about half the suburb rents at the highest median rent on our list. The building stock is dominated by inter war Art Deco flats and post war walk ups, most of them close enough to open ocean to sit in the most aggressive coastal environment in the country. Two things follow that shape almost every job here, and neither is what people expect: the light off the water and the sand is the most punishing of any suburb we work in, and everything takes longer to dry than it does anywhere inland.

Common plasterboard problems in Manly

The ocean explains most of the problems in Manly, though not in the way it is usually described. It does very little to the plasterboard. It works on the steel inside the building and on how long anything takes to cure.

The crack above the opening is the steel behind it rusting

The single most important diagnosis in this suburb. Manly fronts open surf, and the corrosivity band within fifty metres of the shoreline is the most aggressive classification in the country. In the inter war and post war blocks that means reinforcement, lintels and balcony steel corroding and expanding, which cracks the substrate around it and shows internally above openings and along slab edges. It is a structural repair with a plastering consequence. Patching the lining without addressing the steel means an owners corporation pays for the same wall twice.

Compound that will not dry, and paint that lifts because of it

This is the inversion of the western Sydney problem and it is worth stating plainly. Out at Penrith compound flash dries in extreme heat and sets chalky. Here the coastal humidity is persistent enough that it takes materially longer to cure than any schedule allows for, and the pressure to be finished before summer is exactly what produces a rushed recoat. The result turns up six months later as bubbling, peeling or blistered paint, which looks like a painting failure and is not.

The hardest light of any suburb we work in

An ocean facing apartment with full height glazing gets bright reflected light off both water and sand, and it rakes along a wall all day. That is about as unforgiving as a natural lighting condition gets, and a standard residential finish shows every joint under it. The finishing standard reserves its highest level for exactly this, so in a north or east facing Manly apartment a full skim is compliance rather than an upgrade. It is far cheaper to specify than to argue about after painting.

Art Deco detail that came out of a fire in 1924

A fire swept the southern block of The Corso in 1924 and triggered the Art Deco redevelopment wave that still defines the streetscape, and Deco was particularly influential in Manly's flat buildings. What that leaves behind is stepped cornices, curved wall junctions and arched openings, none of which any stock profile matches. Where a section can be repaired in place we will do it. Where a profile needs running or casting to match, that is a different trade and we will say so rather than fitting the closest cove.

Mould in a ground floor or south facing flat

Humid, salt laden air, older buildings with extraction that has not been upgraded since it went in, and shaded southern elevations. Bathroom, laundry and ground floor ceilings carry it, and it bleeds back through fresh paint without fail. This is the one suburb on our list where board made to resist mould has a genuinely strong case rather than being an optional upgrade. It still is not the whole answer: the ventilation is usually the actual cause and it belongs to another trade.

Joints standing proud across a unit ceiling

The Deco and post war blocks have no lifts, dog leg landings and narrow 1930s doorways, so a full length sheet will not turn the stair and ceilings get built from shorter pieces with more butt joints than a house would carry. Where those were not backed properly they ridge up over time and catch that hard reflected light along their whole length. It is the most common reason a Manly unit ceiling looks wrong despite the plastering itself being competent.

How our plastering service works in Manly

Getting plastering work quoted in Manly starts with a call or the quote form on this page. For a new home or a renovation, send the floor plans and we can price the job from those, so a site visit is often not needed at all. For a repair, a photograph of the damage is usually enough to price it. A site visit and measure is free wherever one helps, and there is no travel charge to reach you.

Once the price is agreed, most residential jobs in Manly are completed in one to two days on site. We deliver and supply the plasterboard, cornice and compounds ourselves. Each coat of jointing compound dries in under an hour, so the plasterer works through the coats in sequence rather than booking a return visit days later, and you do not need to be at home while anything dries. Walls are left sanded and ready for your painter to prime.

Manly sits on a narrow peninsula and getting to a job is a genuine daily cost rather than a footnote. Parking is timed and heavily constrained, worse through summer, and the pedestrian congestion between the ferry and the Corso adds to it. The older blocks have no lift and a stair that decides the sheet length. The newer buildings need a service lift booking and a dock timeslot. All of that is arranged before the day rather than negotiated on the morning, and on a repair the waste leaves with us because there is nowhere sensible to put a skip.

Residential plastering and gyprocking in Manly

The stock runs from an early Victorian and Federation seaside resort layer, through the inter war Art Deco flat buildings that are the suburb's signature, into post war walk up brick blocks and some fibro houses, and then contemporary beachside houses and apartment redevelopment. More than three quarters of dwellings are apartments and only about one in nine is a separate house. Everything from the older layers sits inside the asbestos window, and in a suburb this heavily strata that matters twice over, because disturbing bonded asbestos in common property involves the owners corporation rather than just the lot owner.

Manly has the highest median household income and the highest median rent of any suburb we cover, with more than half the adult population holding a degree, and about half the dwellings rented. The languages spoken here are unlike anywhere else on our list, led by Spanish, French and Portuguese rather than the Mandarin or Arabic that leads most Sydney suburbs, which is the beach economy showing up in the census. Commercially that produces three clients: owners corporations dealing with common property and defects, apartment owners refurbishing something they intend to keep, and landlords at the upper end of the rental market who care what the finish looks like.

Frequently asked questions about Manly

Do you service all suburbs in the Manly area?

Yes. We work across the Northern Beaches and the surrounding localities, including every suburb listed on this page. There is no travel charge anywhere we work. If your suburb is not shown, contact us and we will confirm coverage.

What are your working hours in Manly?

We work Monday to Saturday, 7am to 5:30pm. A quote can be requested at any time through the form on this page or by sending through your floor plans or a photograph, and we come back to you during working hours.

Does being this close to the surf mean the plasterboard needs to be different?

No, and anybody telling you otherwise is guessing. The corrosivity classifications that apply here are real, and the band within about fifty metres of the shoreline is the most severe in the country, but they govern external and exposed work. The lining inside a dry apartment never meets salt spray and there is no marine grade plasterboard that helps indoors. What the ocean genuinely attacks is the steel inside your building, which is a completely different problem with a completely different fix, and it is the one worth spending money on.

There is a crack above my window that comes back every time it is filled.

In an inter war or post war Manly block that is very likely the steel inside the wall rather than the plaster on it. Lintels and reinforcement corrode, rust takes up more space than the steel did, and the substrate cracks from within, showing above and beside openings. Filling it is cosmetic and the cause keeps working. That sequence runs remedial specialist first and plasterer second, and where the wall is common property the owners corporation commissions it rather than you on your own.

Why does it take longer here than a quote we had for a place inland?

Because the humidity is real and it changes the chemistry. Coastal air here holds moisture persistently enough that compound gives up its water far more slowly than on a dry inland site, and recoating or painting before it has cured properly traps that moisture. It shows up months later as bubbling or peeling paint, and the usual assumption is that the painter got it wrong. Out in the western suburbs the problem runs exactly the other way, where the heat dries compound too fast. Same material, opposite failure, and a schedule that ignores either one produces a repair you pay for twice.

Do I really need the highest finish level in an ocean facing apartment?

In a room with full height glazing onto the water, yes, and it is the standard rather than us asking. Light reflected off water and sand is about the most punishing natural lighting there is, it rakes along a wall all day, and a standard finish will show every joint under it. The standard reserves a full skim for exactly those conditions. In a bedroom facing away from the water with a normal window, the ordinary residential level is correct and we will tell you so rather than upgrading the whole apartment.

Can you match the cornice in a Deco flat?

Send a straight on photograph of the profile. A length that has been chipped or knocked can often be built back where it is and disappear under paint. But the stepped cornices, curved wall junctions and arched openings in Manly's inter war blocks came out of a redevelopment wave that started with the Corso fire in 1924, and nothing currently manufactured matches them. Reproducing one properly means running or casting it, which is a separate trade from ours. Where that is the answer we will say so rather than fitting the nearest cove and letting you discover the difference.
