Plastering and Gyprocking in North Sydney

About one dwelling in sixteen in North Sydney is a house. Better than eight in ten are apartments, six in ten are rented, and sitting on top of all of it is one of the largest office centres in the country. So this is a suburb of two quite separate kinds of work, and both of them happen inside a building somebody else runs. We do apartment and strata work here, and small commercial work: a single shop front, one office tenancy, a consulting suite, a make good at the end of a lease. What we do not do is a whole floor of a tower, and it is better to say that at the start than after somebody has sent us drawings.

Common plasterboard problems in North Sydney

The harbour explains more of the problems here than most people expect, but not in the way they expect it. It does almost nothing to your plasterboard. What it does is work on the wall behind it, and on the steel inside that wall.

Salt coming through from behind the lining

In the older harbourside masonry buildings, salts are drawn through the wall and arrive at the surface, fretting away the internal plaster and pushing off whatever finish has been applied over it. The mistake is treating the lining as the problem. Patch it with gypsum before the wall has dried and the source has been dealt with and it will be back inside a year, looking exactly the same. Establishing that a wall is genuinely dry is the first step, and if it is not, this is a job for a different trade before it is a job for us.

A crack above the window that keeps reopening

In the older buildings around the harbour it is usually the steel inside the wall rather than anything wrong with the plaster. Lintels above openings and the ties holding masonry leaves together corrode, and corroding steel takes up more room than it did, so it cracks the substrate around it. Internally that shows above and beside openings. In a suburb where the overwhelming majority of dwellings are strata, that also means it is usually the owners corporation's matter rather than the lot owner's, and worth raising before anybody pays for a patch.

Working in a suburb that is a construction site

North Sydney is mid transformation. The new metro station opened here in August 2024 with what is reported as Australia's largest railway cavern, three hundred metres long and sixteen high, and the building around and above that has not stopped. Practically that means road closures, restricted kerbside access, neighbouring sites competing for the same loading bay and a great deal of dust that is not ours. All of it is worth planning into a job rather than discovering on the morning.

A make good priced to the lease rather than the wish list

On a small office or shop the lease sets what the space has to go back to, and the trap is that the scope initially asked for is often not the scope the lease requires. Sometimes it is less, occasionally more. Reading the make good clause before pricing is the difference between paying for a reinstatement you owe and one you do not. We price what the document says and we will tell you where we think an item sits outside it.

Two compliance worlds in one small postcode

A residential tower and an office floor a hundred metres apart are governed by different provisions, and the walls that matter are different. In the apartments it is fire separation and acoustic performance between dwellings and along corridors. In the commercial stock it is fire compartmentation. Both are tested systems where the board, the layers, the fixings and the sealing of every penetration decide whether the wall still performs, and a repair in ordinary board is a compliance failure in either world.

The small heritage layer where consent comes first

Behind the towers there is an older residential layer and a genuine heritage one, and North Sydney's planning controls include heritage conservation provisions that apply to it. Whether consent is required turns on the individual property and on the specific alteration, and that determination is the council's to make rather than a trade's to guess at. Where we think you should ask, we will say so before quoting rather than after somebody has started work.

Why North Sydney homeowners choose Sydney Gyprock Masters

Our plasterers work across North Sydney and the North Sydney Council area, supplying the sheets, cornice and compounds for every job, so there is nothing for you to order, collect or store on site.

12 month workmanship warranty on all installations, with materials covered by manufacturer warranty
Free quotes including a site visit and measure, with no call out fee and no travel charge anywhere we work
We supply the plasterboard, cornice and compounds on every job, including specialist wet area, fire rated and acoustic sheeting
Level 4 and Level 5 finishes, with walls left ready for your painter to prime
Most residential jobs are finished in one to two days on site rather than spread across a fortnight
On the harbour we look at the wall behind the lining rather than the lining, because salt and corroding steel explain most of the cracking here and neither is fixed by plastering over it

How our plastering service works in North Sydney

Getting plastering work quoted in North Sydney starts with a call or the quote form on this page. For a new home or a renovation, send the floor plans and we can price the job from those, so a site visit is often not needed at all. For a repair, a photograph of the damage is usually enough to price it. A site visit and measure is free wherever one helps, and there is no travel charge to reach you.

Once the price is agreed, most residential jobs in North Sydney are completed in one to two days on site. We deliver and supply the plasterboard, cornice and compounds ourselves. Each coat of jointing compound dries in under an hour, so the plasterer works through the coats in sequence rather than booking a return visit days later, and you do not need to be at home while anything dries. Walls are left sanded and ready for your painter to prime.

Almost nothing here is arranged with the occupant alone. In a residential tower it is a service lift booking, a dock timeslot, building manager sign off, an induction and hours set by the owners corporation, with the lift deciding how long the sheets can be. In a commercial tenancy the landlord and the building manager both have a view, and after hours access is common enough to be worth asking about before the quote rather than after. On top of that sits the construction going on across the suburb, which competes for the same kerb space and loading bays. Getting us in touch with the building manager early is the single thing that most shortens a job here.

Residential plastering and gyprocking in North Sydney

The residential stock is apartments and very little else: older harbourside blocks in solid masonry, post war and 1960s to 80s buildings, and a substantial recent high rise layer. Behind them sits a small older residential and heritage layer that gives the suburb its character but almost none of its dwellings. Six in ten homes are rented and the median age is in the mid thirties, with a highly educated professional population that reads a quote properly rather than only looking at the number on the bottom.

The commercial half of the suburb is larger than the residential half, and we take the small end of it. A single shop front, one office tenancy, a consulting suite, partitions, bulkheads, suspended ceilings where services have to be concealed, and rated linings where tenancy separation requires them. What we are not is a fitout contractor for a whole floor, and on a job at that scale somebody coordinating every trade will serve you better than a plastering business will. Saying that plainly costs us some enquiries and saves everybody the wasted week.

Frequently asked questions about North Sydney

Do you service all suburbs in the North Sydney area?

Yes. We work across the North Sydney Council area and the surrounding localities, including every suburb listed on this page. There is no travel charge anywhere we work. If your suburb is not shown, contact us and we will confirm coverage.

What are your working hours in North Sydney?

We work Monday to Saturday, 7am to 5:30pm. A quote can be requested at any time through the form on this page or by sending through your floor plans or a photograph, and we come back to you during working hours.

Do I need special plasterboard because we are on the harbour?

No, and the reason is worth understanding because it changes what you should actually be worried about. The corrosivity standards that get quoted here govern external and exposed work. Plasterboard in a dry apartment is never exposed to salt spray in the first place, and no manufacturer makes a marine grade sheet that would help if it were. What the harbour genuinely affects is the wall behind the lining and the steel inside it: salts moving through old masonry, and lintels and wall ties corroding above openings. That is where the money should go, not into a product that does nothing for you.

The same patch of wall keeps blowing off. What is happening?

Almost certainly salt rather than workmanship. In older harbourside masonry, moisture carries salts through the wall and they crystallise behind whatever finish is on the surface, pushing it off from the inside. Every fresh patch fails the same way, usually within a year, which is why it feels like bad plastering and is not. The wall has to be dry and whatever is wetting it has to be dealt with first, and that belongs to a different trade. We would rather tell you that than take money for the fourth repair.

Do you do office fitouts here?

Small ones. A single tenancy, a shop front, a consulting suite, or the make good at the end of a lease is work we are set up for. A whole floor of a tower or a multi site programme is not, and we would rather say so than stretch to it and let you down. Most of what we do is residential and the commercial work sits beside it. If your job is larger than that, a fitout contractor coordinating every trade will serve you far better.

Who has to approve work inside my apartment?

Here, almost certainly somebody does. The overwhelming majority of dwellings in this postcode are strata, so the odds of your walls being entirely your own are slim. The scheme holds the load bearing structure, the party walls to your neighbours, and anything with services inside it, and in a tower that third category catches more than people expect: a wall you take for a plain partition can turn out to be the riser serving the whole stack. What is left over is normally the lot owner's. Establish which yours is while the room is still a drawing, rather than once the sheets are on order.

Can you still work with all the construction going on?

Yes, and it needs arranging rather than assuming. The suburb has been mid transformation since the metro station opened in 2024, and the practical effects are road closures, competition for kerbside space and loading bays, and restricted access at certain times. We sort the dock and lift bookings before the day and plan deliveries around what is happening on the street, rather than turning up with a truck full of sheets and negotiating for an hour.
