Plasterer in Austral, for new estate homes and the old cottages

Austral is really two suburbs on the same streets. There are the estate homes going up under the Austral and Leppington North rezoning, hundreds of lots a year of them, and there are the older market garden holdings they are being built around: fibro and weatherboard cottages, brick veneer from the seventies and eighties, sheds and granny flats on blocks measured in thousands of square metres. Those two halves need almost opposite things from a plasterer. A new house needs a defect eye and a warranty conversation. An old one needs somebody who will establish what the lining actually is before touching it. We work on both, and the first question we ask about a job here is which half of Austral it is in.

Common plasterboard problems in Austral

Most plastering problems in Austral come from one of two places: the reactive clay everything is built on, or the speed the estates are built at. Neither is a plastering fault, and knowing which one you are looking at is the difference between a repair that holds and one you pay for again next summer.

Diagonal cracks from door and window corners

Austral sits on Bringelly Shale, the most reactive common soil in metropolitan Sydney, and sites across this area routinely classify as highly or very highly reactive under the residential footings standard. The clay swells and shrinks with the seasons and the slab moves with it. The signature is a crack running diagonally out of an opening corner, often with cornice separating along one wall only and doors that bind in summer and free up in winter. That is footing movement reporting itself through the plaster. Filling it without understanding it guarantees it reopens.

Screw pops and cracked cornice twelve to twenty four months after handover

Estate building runs to a programme, and a frame that goes up and gets sheeted before the timber has dried down keeps shrinking afterwards. The fasteners push back through the surface and the cornice line opens. It usually appears in the first two years, which matters here because it often falls inside the period the builder is still responsible for under the statutory warranties rather than being yours to fix.

Drummy, hollow sounding walls

Stud adhesive has a short working life and Austral gets days well over 38 degrees. On one of those the adhesive can skin over before the sheet is pressed home, leaving the board sitting proud of the stud on a crust of dried adhesive. It sounds hollow when you knock it and it is not something that can be fixed from the surface. Working to the stated time rather than mixing ahead is the whole answer.

Chalky joints that crack along the seam

The opposite problem in the opposite season. Jointing compound that flash dries in summer heat never develops its strength, and compound applied through a cold snap can fail to cure properly at all. Both leave a joint that looks finished and cracks along its length later. It is one of the reasons a job done in a hurry in the wrong week costs more than it saved.

Joint banding on the west facing wall of an open plan house

The estate plans here are open plan the depth of the house with full height sliders onto the alfresco, which puts hard afternoon light raking across one long wall. Under that light a standard Level 4 finish shows every joint, and no amount of extra sanding fixes it. The standard itself calls for a Level 5 skim under critical lighting, so this is a specification question rather than a workmanship one, and it is much cheaper to decide before the wall is painted.

Asbestos turning up on one of the older holdings

This is the problem Austral has and the rest of the corridor does not. The pre 1990 cottages, sheds and outbuildings between the estates are the only stock out here where it is a live issue, and it stops a job that was never scoped for it. We establish the age of a building before quoting rather than after starting, and where something is suspect it gets tested. We do not remove asbestos.

How our plastering service works in Austral

Getting plastering work quoted in Austral starts with a call or the quote form on this page. For a new home or a renovation, send the floor plans and we can price the job from those, so a site visit is often not needed at all. For a repair, a photograph of the damage is usually enough to price it. A site visit and measure is free wherever one helps, and there is no travel charge to reach you.

Once the price is agreed, most residential jobs in Austral are completed in one to two days on site. We deliver and supply the plasterboard, cornice and compounds ourselves. Each coat of jointing compound dries in under an hour, so the plasterer works through the coats in sequence rather than booking a return visit days later, and you do not need to be at home while anything dries. Walls are left sanded and ready for your painter to prime.

Austral is a working construction site in places, and getting to a job here means Fifteenth Avenue, Edmondson Avenue and a lot of streets that are newer than most maps. Deliveries are straightforward in the estates, where the streets are wide, the driveways are double and full length sheets go in without a fight, which means fewer joints in your ceiling than the same room would have in an older suburb. On the older holdings it is the opposite problem: long driveways, sheds set well back, and often no access for anything larger than a ute. On a repair the offcuts and the stripped board leave with us. On a new build they go into the site skip, which out here is usually already standing.

Residential plastering and gyprocking in Austral

At the 2021 Census a little under nine in ten Austral dwellings were separate houses, and the estate product since then has pushed that share higher still. The new work is slab on ground with timber or light gauge steel frame, brick veneer, single and double storey, and it is handed over with standard board on the walls, sag resistant board on the ceilings, cove cornice and a Level 4 finish. What sits between it is the remnant: rural residential blocks with cottages built anywhere from the fifties to the eighties, plus the sheds, lean tos and granny flats that came with a market garden.

That gives us two quite different jobs in one suburb. On the estate side it is defect work and additions: cracking and screw pops inside the warranty period, alfresco enclosures, garage conversions, media rooms, and the Level 5 conversation on the rooms with the big western glass. On the older side it is renovation and repair on buildings where nobody knows what is behind the lining until it comes off, where the framing is seasoned hardwood that takes a different screw from pine, and where the joist and stud spacings have to be measured rather than assumed.

Frequently asked questions about Austral

Do you service all suburbs in the Austral area?

Yes. We work across the Liverpool City Council area and the surrounding localities, including every suburb listed on this page. There is no travel charge anywhere we work. If your suburb is not shown, contact us and we will confirm coverage.

What are your working hours in Austral?

We work Monday to Saturday, 7am to 5:30pm. A quote can be requested at any time through the form on this page or by sending through your floor plans or a photograph, and we come back to you during working hours.

My Austral house is only a few years old and the walls are cracking. Is that normal?

It is common here and it usually has nothing to do with the plastering. Two things cause most of it. The clay under the slab moves seasonally, which shows as diagonal cracks out of door and window corners and cornice separating along one wall. And a frame that was sheeted before the timber had dried keeps shrinking for a year or two afterwards, which pops fasteners and opens cornice junctions. Both are worth diagnosing rather than filling, and if your home is recent the timing matters for another reason: see the next question.

Is my builder still responsible for it?

Quite possibly, and it is worth finding out before money changes hands. Statutory warranties under NSW law run for six years from completion where the defect is a major one and two years otherwise. In a suburb where most of the housing has been handed over since 2013, a great deal of it is still inside one or both of those windows. We can look at what you have and write down what we find, which is generally what a builder or an insurer wants to see. We are not the people to advise you on a claim.

How do I know if the old part of my property has asbestos in it?

You cannot tell by looking and neither can we. What tells you to check is the era: anything on the block built or renovated before about 1990 should be treated as suspect until a sample has been tested by a laboratory. In Austral that mostly means the original cottage, the sheds and any old lean to or granny flat, rather than the house your builder handed over. If we find something suspect mid job, work stops and it gets tested. We do not remove asbestos.

Will the new airport affect what my house needs?

It might, depending on where in Austral you are, and it is worth checking rather than assuming either way. Western Sydney International at Badgerys Creek begins freight operations in July 2026 and passenger flights in October 2026, and it operates without a curfew. Whether a particular street falls inside a noise contour that triggers acoustic treatment for new building work varies, so we check the published contour for your address before quoting anything acoustic rather than guessing from the suburb name.

Can you do the old cottage and the new house on the same visit?

Usually yes, and it is often the sensible way to do it. They are different jobs with different risks, so we price them separately and we may need testing done on the older building before we can start there, but there is no travel charge either way and doing both in one visit beats two. Tell us roughly when each was built when you call and we will know what we are dealing with.
