Plasterer in Cronulla, from the beachfront blocks to Port Hacking

Cronulla is a peninsula, and that shapes the work more than anything else about it. There is ocean and Bate Bay on one side and Gunnamatta Bay and Port Hacking on the other, and a building's exposure depends on which way it faces rather than on the suburb it sits in. Around three quarters of the dwellings here are apartments, a great many of them inter war and post war walk ups on or near the beachfront, and the people who own them tend to have owned them for a long time. That changes what matters in a quote. Most of our work here is inside somebody's flat or beach house, and it is usually being done by people who intend to still be looking at it in fifteen years.

Common plasterboard problems in Cronulla

The problems here are coastal problems, but not the ones people assume. What matters is what the salt air does to the steel inside older buildings, how long anything takes to dry, and the physical difficulty of getting materials up a 1930s stair.

Cracking that is the reinforcement inside the wall corroding

The single most important diagnosis in Cronulla. In the inter war and post war blocks near the ocean, embedded steel, lintels and balcony reinforcement corrode, and rust takes up more room than the steel it came from, so it cracks the concrete or masonry from inside. Internally it appears above and beside openings and along slab edges. Filling the lining leaves the cause running, which is why an owners corporation that patches it ends up paying for the same wall twice.

Which side of the peninsula your building faces

This is a Cronulla specific point and it changes the diagnosis. The most aggressive atmospheric corrosivity band applies within roughly fifty metres of the ocean shoreline and eases substantially inland of that. A block on the beachfront and a block on the Gunnamatta Bay side are in materially different environments, and treating the whole suburb as one coastal condition is how people either over specify a bay side job or under estimate an ocean front one.

Ridged joints running across a unit ceiling

A four point eight metre sheet will not turn a 1930s dog leg stair, so ceilings in walk up flats get built from shorter sheets and end up with more butt joints than a house would have. Where those joints were not back-blocked they ridge up over time and catch the light along their length. It is entirely preventable at the time and awkward afterwards, and it is the most common reason a unit ceiling looks wrong despite the plastering being competent.

A finish rushed to be ready before summer

Coastal humidity extends drying and curing times well past what an inland job needs, and in this suburb the deadline is almost always the same one: the place has to be ready before the season. Recoating or painting over compound that has not cured gives you a joint that opens a few months later and a paint film that lifts. If there is a fixed date, it is better to hear it at the quote and be told honestly what fits inside it.

Mould in ground floor and south facing flats

Humid, salt laden air, older buildings and extraction that has not been upgraded since it was installed. It shows on bathroom and ground floor ceilings and comes back through paint every time. Board made to resist mould genuinely helps in a room that stays damp and is worth specifying, but the ventilation is the real cause and it belongs to another trade. We will say so rather than relining a room that will do the same thing again.

Asbestos in a beach house or flat refitted decades ago

The 1960s to 80s flats and beach houses are inside the asbestos window, and so is any bathroom or laundry refit done to an older building during that period. It cannot be identified by looking, so anything from before about 1990 gets tested rather than assumed. In a strata block there is an extra step, because disturbing bonded asbestos in common property engages the owners corporation rather than just the lot owner. We do not remove asbestos.

How our plastering service works in Cronulla

Getting plastering work quoted in Cronulla starts with a call or the quote form on this page. For a new home or a renovation, send the floor plans and we can price the job from those, so a site visit is often not needed at all. For a repair, a photograph of the damage is usually enough to price it. A site visit and measure is free wherever one helps, and there is no travel charge to reach you.

Once the price is agreed, most residential jobs in Cronulla are completed in one to two days on site. We deliver and supply the plasterboard, cornice and compounds ourselves. Each coat of jointing compound dries in under an hour, so the plasterer works through the coats in sequence rather than booking a return visit days later, and you do not need to be at home while anything dries. Walls are left sanded and ready for your painter to prime.

Access is the defining practical constraint in Cronulla. The walk up blocks near the beach were built without lifts, with dog leg landings and narrow original doorways, so sheet length is decided by the stair rather than by the room, and every extra butt joint that creates gets back-blocked rather than hoped over. Parking on the peninsula is tight year round and considerably worse through summer, which is a real cost on a job rather than a footnote. Where a building has a lift or a loading dock, the times we can use it are usually set by the building rather than by us. All of that is planned into the quote rather than discovered on the morning.

Residential plastering and gyprocking in Cronulla

Cronulla's housing runs from an early seaside layer of Federation and inter war houses with lath and plaster ceilings and run cornice, through the inter war and post war walk up flats that form the backbone of the apartment stock, into 1960s to 80s brick flats and beach houses, and then recent redevelopment and high end coastal rebuilds. At the 2021 Census the median age here was 43, second oldest across all thirty six suburbs we cover, with a third of dwellings owned outright and around two people in each. Detached houses are a minority at roughly a fifth of the stock.

What that produces is a suburb where the buyer is usually the occupant and is not in a hurry. Bathroom and kitchen refits inside older flats, ceilings made good after a strata repair, blending new work into inter war detail, and the occasional full rebuild on a beachfront block. Because most of the stock is strata, a good deal of the work touches common property, which means the owners corporation has a say in it and it is worth raising at the start. The other thing worth knowing about this suburb is that it runs on referral. People here ask their neighbour before they search, which is a slower way to earn work and a more durable one.

Frequently asked questions about Cronulla

Do you service all suburbs in the Cronulla area?

Yes. We work across the Sutherland Shire and the surrounding localities, including every suburb listed on this page. There is no travel charge anywhere we work. If your suburb is not shown, contact us and we will confirm coverage.

What are your working hours in Cronulla?

We work Monday to Saturday, 7am to 5:30pm. A quote can be requested at any time through the form on this page or by sending through your floor plans or a photograph, and we come back to you during working hours.

Does being near the beach mean my apartment needs special plasterboard?

No. The standards dealing with corrosion of fixings apply to external and exposed work, and the linings inside a dry flat are not exposed to salt spray. There is no marine grade plasterboard that solves anything indoors, and anybody telling you otherwise is selling something. Two things the coast does affect are worth your attention: the reinforcement buried in the structure, and the humidity, which drags out curing and turns any rushed programme into a false economy.

Why is my ocean facing block worse than the one two streets back?

Because atmospheric corrosivity drops off sharply with distance from the shoreline. The most aggressive classification applies within about fifty metres of the ocean, and it eases considerably inland of that. On a peninsula that means the ocean side and the Port Hacking side are in different environments even though they share a postcode. It is worth knowing before you assume your building has the same problem as one you have heard about down the road, or before you assume it does not.

The joints in my unit ceiling show as ridges. Why?

Almost certainly because the sheets were short and the joints were not back-blocked. A full length sheet will not turn the stair in most of the older blocks here, so ceilings get built from shorter pieces and end up with more butt joints, and a butt joint that has nothing behind it ridges up over time and catches the light. It can be repaired, and doing it properly means opening the joint and backing it rather than skimming over the ridge, which just makes a wider one.

How long before I can paint after the plastering is done?

Longer here than a schedule usually allows, and it is worth building that in. Compound needs to cure rather than simply feel dry, and the humidity on the peninsula extends that. Painting early is the most common cause of a joint that opens in autumn and a paint film that lifts. If you have a hard date, whether that is a letting, a move in or a family Christmas, tell us at the quote and we will be honest about what fits rather than agreeing and hoping.

My building is doing concrete repairs. When do you come in?

Afterwards, and it matters that it is that way round. Where cracking is driven by corroding reinforcement, the concrete repair contractor deals with the steel and the substrate first and we make good the linings once that is done. Coming in before means doing the work twice, and in a strata building it also means the owners corporation paying for it twice. If you are not sure which situation you are in, we will tell you what we think we are looking at before quoting.
