Plasterer in Chatswood, for the towers and the conservation area

Chatswood is two building environments in one suburb and the planning controls say so out loud. In the CBD the maximum height went from twelve metres to ninety, with towers of thirty three, fifty six and sixty storeys approved or proposed. East of the railway, the South Chatswood conservation area is guided to eight and a half metres, which is about one storey above a house. A few hundred metres apart, and almost nothing about the two jobs is the same. Around two thirds of dwellings here are apartments and half the suburb rents, but the house streets are where the older work is, and knowing which Chatswood a job is in decides nearly everything about it.

Common plasterboard problems in Chatswood

The most useful thing on this page is that the right answer changes depending which side of the railway you are on. The same symptom in a tower and in a Federation house has completely different causes and completely different fixes.

The same crack, two different causes, one railway line apart

In a CBD tower, cracking along the head of a wall is almost always the slab deflecting with a partition built hard against it and nothing detailed to absorb the movement. The building sits on engineered foundations and the ground is not the mechanism. In a house in the older streets it is far more likely lath and plaster losing its key, framing shrinkage in an addition, or two parts of a building on separate footings moving against each other. Applying the tower explanation to a house, or the other way round, sends people to investigate the wrong thing entirely.

Consent comes first in the conservation area

East of the railway the South Chatswood conservation area carries height and character controls that simply do not apply a few streets west. Whether a particular job needs consent depends on the property and on what is being altered, and internal plastering frequently sits outside all of it. What we will not do is tell you your job needs no approval, because that determination belongs to the council rather than to a plasterer. When we think a determination is worth getting, we raise it at the quote rather than once the sheets are off the ute.

A finish level that flips with the building

In a new tower with full height glazing and continuous downlights, the higher finish is what the standard calls for rather than an upgrade, because light rakes along a long wall all day and shows everything an ordinary finish leaves behind. In a Federation or interwar house in the conservation streets, a dead flat modern wall next to original joinery reads as wrong, and the standard residential level is genuinely the better answer. Two jobs, two correct specifications, and specifying one across both is a mistake in whichever direction it goes.

The walk up layer sitting between the two

Between the towers and the houses is a substantial stock of three to six storey flats from the 1960s to the 1990s, most of them without lifts. The stair decides the sheet length, so a ceiling in one of those units is built from shorter pieces with more butt joints than the same room in a house would carry, and those joints ridge up and show under the light unless they are backed properly. It is the most common reason a unit ceiling here looks wrong when the plastering itself was competent.

Fibro in the older house streets

The Federation, interwar and post war housing east of the line sits inside the asbestos window, and the usual places are the backing sheet behind bathroom tiles, the eaves and the fibro sheds and laundries. The trap is the same one that catches people everywhere: the age of the alteration matters more than the age of the house, so a pre war home with a 1960s bathroom carries the risk. Nobody can identify it by looking. Material of that age is tested before anybody disturbs it, and clearing it is a licensed job we neither hold nor take on.

A wall between apartments that is a tested system

With two thirds of the suburb in apartments and a great deal of it recent, the walls between dwellings, the corridors and the shaft linings are fire and acoustic systems rather than ordinary lining. Their performance depends on the exact board, layers, fixings and sealing that were tested together. A repair done in standard board, or a penetration cut through one for a fitting, breaks the system while looking identical afterwards. Worth knowing which walls in your building are which before anybody cuts.

How our plastering service works in Chatswood

Getting plastering work quoted in Chatswood starts with a call or the quote form on this page. For a new home or a renovation, send the floor plans and we can price the job from those, so a site visit is often not needed at all. For a repair, a photograph of the damage is usually enough to price it. A site visit and measure is free wherever one helps, and there is no travel charge to reach you.

Once the price is agreed, most residential jobs in Chatswood are completed in one to two days on site. We deliver and supply the plasterboard, cornice and compounds ourselves. Each coat of jointing compound dries in under an hour, so the plasterer works through the coats in sequence rather than booking a return visit days later, and you do not need to be at home while anything dries. Walls are left sanded and ready for your painter to prime.

Two access worlds again. In the CBD towers it is a service lift booking, a loading dock timeslot, building manager sign off and hours set by the owners corporation, with the lift car deciding the longest sheet that can be used. In the walk ups it is a stair doing the same thing for a different reason. East of the railway in the house streets there is usually driveway access and full sheets go in, though the older houses have narrow hallways and low door heads, and the mature street trees limit where anything larger can sit. Tell us which of those three we are coming to before we price it, because an identical square metre of ceiling costs three different amounts depending only on how the sheets reach it.

Residential plastering and gyprocking in Chatswood

Chatswood's housing runs across four distinct layers. There is the Federation and interwar stock in the conservation area and the surrounding streets, in brick and weatherboard with lath and plaster ceilings, run cornice and ceiling roses. There are post war detached houses in brick veneer and some fibro. There is a large body of walk up and mid rise flats from the 1960s to the 1990s. And there is the high rise built under the current CBD controls, which is the dominant new stock and still growing: flats rose from around two thirds of dwellings in 2016 to a higher share by 2021, and the strategy will push it further.

The suburb is 42.4% Chinese by ancestry, which is the highest single ancestry concentration of any suburb we cover, with Mandarin spoken at home by close to a quarter of residents and Cantonese by more than one in eight. Household income sits above the state figure and around half the dwellings are rented. That produces a mix of owners corporations dealing with common property and defects in the towers, landlords turning apartments over, and owner occupiers in the house streets doing renovations they intend to live with. Three quite different conversations in one postcode.

Frequently asked questions about Chatswood

Do you service all suburbs in the Chatswood area?

Yes. We work across the Willoughby City Council area and the surrounding localities, including every suburb listed on this page. There is no travel charge anywhere we work. If your suburb is not shown, contact us and we will confirm coverage.

What are your working hours in Chatswood?

We work Monday to Saturday, 7am to 5:30pm. A quote can be requested at any time through the form on this page or by sending through your floor plans or a photograph, and we come back to you during working hours.

A quarter of this suburb speaks Mandarin at home. Do you?

No. In this suburb that answer deserves to be given plainly rather than left for you to discover, because close to a quarter of Chatswood speaks Mandarin at home and more than one in eight speaks Cantonese. Here is what we do instead. Everything is quoted in writing and itemised, so there is a document to read and check at your own pace rather than a number agreed at the door. We work from photographs and plans wherever possible, which removes most of the explaining. We are happy to deal entirely by email, and with whoever in the household or the family handles this. And if a line in a quote is not clear, ask and we will rewrite it more simply.

We have cracking. Does it mean the same thing here as it does up the road?

Not necessarily, and that is the most useful thing on this page. What the same crack means depends entirely on which Chatswood you are in. In a CBD tower it is almost always the slab above deflecting slightly with the wall built hard against it, which is normal building behaviour rather than a fault, and the detail that prevents it lets the structure move without loading the partition. In a house east of the railway it is a completely different question: more likely a ceiling losing its key, framing shrinkage, or an addition on separate footings. The wrong explanation sends people to the wrong investigation, so it is worth getting right first.

We are in the conservation area. Does that stop us doing anything?

Not usually, but it changes what has to be checked before anybody quotes. The conservation area east of the railway carries height and character controls that do not apply a few streets away, and there may be individual listings on top of that. Internal plastering frequently falls outside all of it. Work affecting the exterior, or work to a listed item, frequently does not. That determination is the council's to make rather than ours, so we will flag what we think is worth asking about and then work to whatever comes back.

Does my apartment need the top finish level?

If it has full height glazing and continuous downlights, very likely yes, and it is the standard asking rather than us. Light raking along a long open plan wall all day is exactly the critical lighting condition the standard reserves a full skim for. In a bedroom with a normal window the ordinary residential level is correct and we will tell you so. What we would not do is apply the same level right through an apartment or, worse, through a Federation house, where a dead flat modern wall beside original joinery genuinely looks wrong.

Why do the joints show in my unit ceiling?

Almost certainly because the sheets were short and the joints were not backed. A stair in a walk up and a lift car in a tower impose the same limit for different reasons: neither takes a full length sheet, so the ceiling ends up assembled from more pieces than the same room in a house would need. That part is unavoidable. What is avoidable is the joints ridging up and catching the light a year or two later, and the answer is backing them properly rather than relying on compound over the top. It can be repaired, and doing it properly means opening the joint rather than skimming the ridge.
